Frequently asked question
Do you have any questions about modular home building that aren’t covered here? Get in touch with our friendly team – we’re happy to help.
What is the difference between modular prefabricated homes and traditional homes?
The major difference between modular homes and conventional homes is the way they are built. While conventional homes are built 100% on site, modular homes are built in a factory environment and then delivered to site for installation and fit-off. Plus, as the name suggests, modular homes are built in ‘modules’ for ease of transportation.
Can I alter or change standard plans?
Yes. While there are certain design parameters that need to be considered with our modular homes, we have over 40 standard modular homes designs that can be modified to better suit your requirements if required.
What foundations are needed for the premium Expandable house / prefab home?
All Baida Housing Expandable Housebuildings are designed to be placed on stumps, with a minimum clearance of 300mm underneath and a standard clearance of 400mm. The foundation design is tailored to suit your specific site, soil conditions, and the size of your building.
Does my block or yard need to be level to install?
Your block can have a slope, as our buildings are designed to be installed on stumps. However, please note that the site must have a maximum fall of 100mm every 5 metres. Steeper slopes may require additional earthworks, such as cut and fill, or longer foundations with cross bracing. These adjustments can increase the cost of your stump foundations, as they are necessary for ensuring stability and proper installation.

The installation timeline depends on the size of your home, any additional work required, and the package you choose, the full installation process typically takes 1-5 days,It depends on the efficiency of the local construction work
How long does manufacturing and delivery take?
Once production begins, it typically takes 3–4 weeks, and shipping usually takes 4 weeks.
